Orascom Launches Najan, a 41,300-Square-Metre Walkable Village in El Gouna's Western District

El Gouna Red Sea says its new boutique village will hold studios to three-bedroom apartments in low-rise blocks, with delivery expected in about two years. The developer's announcement gives no prices and no sales date.

Orascom Development Egypt has announced a new residential village in El Gouna called Najan, covering 41,300 square metres in the town's western district.

The company describes Najan as a "boutique village" of low-rise buildings holding homes that range from studios to three-bedroom apartments. Alleyways, passages and walkways link the homes to communal areas built around what the announcement calls expansive sandy pools, and the layout is pedestrian-first, with routes leading from the homes to the water.

Mohamed Amer, chief executive of El Gouna Red Sea and managing director of Orascom Development Egypt, said the project returns to the idea the town grew from. "El Gouna Red Sea was built around water," he said. "From the very beginning, the lagoons shaped how people moved, where they gathered, and how a stretch of the Red Sea coast grew into a town that people chose to call home."

Amer said Najan "marks the next chapter in the growth of the town's western district", and that the aim is to expand "without losing the human scale that makes the town special".

What the announcement says

  • 41,300 square metres in El Gouna's western district
  • Studios to three-bedroom apartments in low-rise buildings
  • Delivery expected in about two years, according to the company
  • Buyers would be moving into the existing town, with its hospitality, dining, education, healthcare and sports facilities

The company calls Najan "a more accessible residential offering" and says it opens the town to more buyers, but the announcement sets out no prices, no payment terms and no date for the start of sales.

This is the developer's own announcement, issued as a press release. The plans and the timetable in it have not been independently confirmed.
